Lake County is home to a multitude of strategically located commerce and industrial parks. With prime access, low costs and a variety of improved and vacant property types, Lake County is sure to have a location perfectly suited to a business’s needs.

Provided below is a brief summary of Lake County’s more prominent commerce and industrial parks.

Christopher C. Ford Commerce Park

The Christopher C. Ford Commerce Park is strategically located on U.S. Highway 27 at the crossroads of State Road 19 and the Florida Turnpike. The County purchased the land for the industrial park in the 1980s following catastrophic freezes, which virtually wiped out the citrus industry in the area. The intent of the County land purchase was to develop an industrial park which would enable Lake County to diversify the economy and create quality jobs. Companies such as Carroll Fulmer Trucking, Peri Formworks, Dunkin Donuts Distribution, Niagara Water Bottling Company, Domino’s Distribution, and Metals USA have realized the benefits of the Park’s strategic location.

Clermont Commons

Clermont Commons is located on Mohawk Road, just north of State Road 50. Existing buildings range from 1,000 to 60,000 square feet. The site has utilities installed, including natural gas. Eustis Commerce Park

The Eustis Commerce Park is a hub for industries specializing in allied and complementary services such as processing, researching and packaging food products. While existing tenants are technology based agricultural businesses, the Eustis Commerce Park is zoned for the widest possible range of industrial/manufacturing uses in the area. Amidst the sparkling Harris Chain of Lakes, the award-winning, 90-acre Eustis Commerce Park resembles a stunning wildlife preserve with a setting which is more park than commerce.

Hunt Industrial Park

Hunt Industrial Park is South Lake County’s largest secure flex space industrial park. Spanning over 24 acres and encompassing over 200,000-square-feet of flex space for commercial, industrial, retail, executive office suites, warehouse and manufacturing uses. The park is secured with a card access gate system and video surveillance that spans all 17 buildings. It offers oversized bay doors, drive-in units, loading docks and air conditioning. The office space provides a fully equipped community conference room for use by all tenants. Other amenities include community loading docks, three phase power, oversized bay doors and free internet access.

With the PUD zoning most businesses can be accommodated. Jim Rogers Industrial Park

Located on State Road 33 near Okahumpka, this industrial park is zoned heavy industrial (HM). Current tenants include Covanta Energy’s Fuel from Waste Facility, LCT Transportation Services and The Truck Shop, Inc. These parcels are for sale or lease and are within three miles of U.S. Highway 27 and Florida’s Turnpike. All utilities and natural gas are available.

Lake Town Center

The Lake Town Center provides an upscale commercial center with Mount Dora charm and style. The Center is centrally located on County Road 19A, close to the County government complex, AdventHealth Waterman and the downtown areas of Mount Dora, Tavares and Eustis.

The Lake Town Center complex includes 75,600-square-feet of commercial office space. There are three suite sizes (960, 1,200 and 1,680 square feet) that may be combined with adjoining suites to create options related to the layout and size of suite needed.

Leesburg Commerce Park

The Leesburg Commerce Park is a 265,000-square-foot mixed commercial development that is located on 28 acres at the intersection of State Road 44 (W. Main Street) and County Road 468 in Leesburg. The first phase of the project includes two buildings containing 46,000-square-feet of office, commercial and industrial space. Suites are available for lease or purchase. The Leesburg Commerce Park is strategically located in the heart of Leesburg, and within two miles of the soon-to-be completed south entrance to the Villages, along with the new entrance to Florida’s turnpike.

Mount Dora Commerce Park

The Mount Dora Commerce Park is located in the heart of Mount Dora’s business district and comprises 128,000-square-feet of industrial and office space. The Park provides a well maintained and beautifully landscaped facility that is designed to provide long-term value and quality appearance.

The Park is completely sold out. However, resale and lease opportunities are available.

Oldham Industrial Park

The Oldham Industrial Park is located at 31548 Progress Road in Leesburg. Three 10,000-square-foot buildings, which are zoned heavy industrial (M1). The industrial park is located off County Road 44, which is about eight miles from Interstate-75, giving trucks easy access to both Interstate-75 and Florida’s Turnpike.

South Pointe Commerce Park

Office and retail space are available at this commerce park, which is located along the State Road 19 corridor. The park is close to AdventHealth Waterman, several new developments and less than one mile from the intersection of State Road 19 and U.S. Highway 441.

Southridge Industrial Park

Located on County Road 561 at the intersection of County Road 448, just south of Tavares, this industrial park contains 21 lots, most ranging in size from three to six acres. Most of the park has been annexed into the City of Tavares. Zoning is for heavy industrial (M-1), manufacturing or light industrial. Lots in this park are individually owned.

Within minutes of all major highways and interstates, all utilities and natural gas are available, as well as rail access through the Florida Central Railroad.
